Ahmedabad: Towns in Gujarat will soon have more than 20 storyed housing complexes taking shape as the state government framed the latest regulations for integrated township projects in order to encourage large housing projects across the state.
According to senior officials at the state urban development department, the regulations will be announced shortly. The regulations framed by the urban development department entails some significant changes, wherein private developers can build residential townships at the seven municipal corporation and urban development authorities areas like Ahmedabad, Surat, Rajkot, Vadodara, Bhavnagar, Jamnagar and Junagadh.
The minimum prescribed area for setting up a township is 40 hectare and the developer will have to build the necessary infrastructure like roads, drainage systems, gardens and open spaces, water supply, schools, hospitals and shopping complexes within the township.
In a significant development for high-rise apartments, these integrated township projects make provision for developers and allow for 70-metre high buildings, which means more than 20 storied apartments. Moreover, the builders can also buy 0.5%-more FSI (floor space index) to raise the building up to 25 floors in specified zones, the officials said.
Considering the slow growth of the housing sector in state, the move would be beneficial for developers as well as potential buyers.
“The inclusion of seven municipalities to develop such townships would create larger market for us. This will bring more competition and there by provide better quality of housing for buyers at reasonable prices,” said a real estate developer based in Ahmedabad.
